- 1. General conditions:
- 1.1 These general conditions are applicable to all tenants/residents of any accommodation of Amstelveen Appartementen BV.
- 1.2 Hans van der Linden is the owner/manager of Amstelveen Appartementen BV and all its accommodations.
- 1.3 These conditions become applicable from the moment of a signed rental agreement.
- 1.4 Tenant/resident is supposed to follow the rules of the owner/manager.
- 1.5 This is a non-smoking accommodation. It is not allowed to smoke in the accommodation and/or the public areas of the building. Should you smoke anyway we can charge €200,00 from your deposit.
- 1.6 Tenants/residents are supposed to leave the apartment (reasonably) clean at departure. Please do not leave dirty dishes in the dishwasher, or any garbage. At the end of the rental agreement period we will clean the apartment, these cleaning costs are for tenant/resident.
- 1.7 The manager/owner has the right to, in case tenant/resident breaks the rules or displays improper/illegal behavior, deny them access to any Amstelveen Appartementen BV accommodation, without any warning and/or explanation and without restitution of paid fees.
Improper/illegal behavior:- Excessive noise
- Excessive drinking resulting in nuisance for others
- The use of drugs like cocaine, heroine, crystal meth. and/or any softdrugs is not allowed in this building
- Illegal business is not allowed in the building, and will be reported to the police
- Downloading illegal, or extremist material or forbidden porn is not allowed, and will be reported to the police
- Prostitution, extremist activities or any other activities forbidden by law are not allowed in the building and will be reported to the police
- 1.8 The manager’s/owner’s administration is decisive in any dispute unless the tenant/resident can show otherwise
- 1.9 Tenant/resident is supposed to obey the house-rules, these house-rules are available at the accommodation.
- 1.10 Owner/manager has a master key of all his accommodations, and has the right to enter any accommodation without notice in case of a calamity. By a calamity we mean fire, flood, or any other acute danger.

- 2. Prices:
- 2.1 Our prices do not include gas, water, electricity or heating, (municipal) taxes, unless otherwise indicated in the rental agreement.
- 2.2 We charge one or two months deposit, this will be noted in the rental agreement. In special cases we accept a letter of attorney.
If a deposit was paid it will be refunded within 31 days after the end of the rental agreement, after deduction of any costs applicable, such as cleaning costs and/or damages. The deposit can never be used as payment of rental fees. - 2.3 The rent stated in the rental agreement may be adjusted annually, based on the most recent time basis annual consumer price index, series for All Households, as published by the Central Bureau of Statistics in The Hague, for the first time, one year after the date of commencement of the rental agreement.
- 2.4 We charge €175,00 for drawing up a rental agreement, unless the rental agreement was arranged by another party, in which case their rates are applicable.
- 2.5 Should tenant/resident have more people stay in the accommodation then indicated in the rental agreement we charge €100,00 per person/per month extra. Should tenant/resident want to have friends or family stay for a longer period, tenant/ resident will consult the owner/manager. Owner/manager holds the right to charge €100,00 per person/per month extra. For guests staying for longer periods tenant/ resident will provide a copy of their passport.
- 2.6 In case of lost keys() we will replace the lock and charge all costs thereof to tenant/resident. Cost for replacing a lock is €175,00.
- 3. Payment:
- 3.1 On the first day of the rental agreement the deposit and first months’ rent will be in the account of owner/manager, or receipt thereof will be confirmed by the agent representing if applicable.
- 3.2 Bankdetails: NL75INGB0009636105 attn. Hr J C vd Linden stating name, address and period.
- 4. Rental agreement:
- 4.1 Tenant/resident will provide a copy of a valid identification document of all residents. In case of calamities we need to be able to show who is staying in an accommodation.
- 4.2 Termination of a rental agreement needs to be done in writing. Notice will be given one or two calendar months before the end date, as stated in the rental agreement.
- 4.3 In case of cancellation of a rental agreement within less then one month before commencing the cancellation fee is one month.
- 4.4 During the last month of a rental agreement owner/manager may view the apartment with potential new tenants. Current tenant/resident must be notified 24 hrs before.
- 5. Liability:
- 5.1 All risks of a stay at an accommodation of Amstelveen Appartementen BV are for the tenant/resident.
- 5.2 We cannot be held responsible for any personal injury during the stay at an accommodation of Amstelveen Appartementen BV.
- 5.3 Damages and/or defects caused by tenant/resident of any goods of/in an accommodation of Amstelveen Appartementen BV will be reported and paid immediately by tenant/resident unless caused by lack of maintenance or normal wear and tear.
- 5.4 Missing goods of an accommodation of Amstelveen Appartementen BV will be reported and paid immediately by tenant/resident.
- 5.5 Owner/manager cannot be held responsible for damages, loss or theft of any personal belongings of tenant/resident.
- 5.6 Mail that is not in the name of tenant/resident will be put in the mailbox of Amstelveen Appartementen BV to be dealt with accordingly. Any costs because mail was not forwarded to Amstelveen Appartementen BV, resulting in a bailiff and/or collection agency are for tenant/resident and will be deducted from the deposit.
- 5.7 Mail for a former tenant/resident will be forwarded to them for no longer then two months, and only if a forwarding address is provided. Owner/manager cannot be held responsible for mail going missing and/or the consequences thereof, tenant/resident is responsible for the prompt changing of their address.
- 5.8 Tenant/resident will unregister at the municipality by the end of their rental agreement. Tenant/resident is responsible for any consequences of not unregistering.
- 5.9 Bicycles may not be transported in the elevators. Bicycles may not be stored inside any Amstelveen Appartementen BV accommodation or on their balconies or in any of the indoor public areas and any damages caused by doing so anyway will be for tenant/resident.
- 5.10 It is not allowed to hang anything on the walls with tape, pins or screws or nails. Damages caused by doing this will be paid by tenant/resident.
- 5.11 Pets are in some cases allowed but only after consulting the owner/manager.
